All ads are paid to ensure quality: eliminate spam and over posting, as well as to cover our publishing expenses, since this service is not supported by any other form of third party advertising.

We reserve the right to moderate this service in our sole discretion and in compliance with our Terms of Use and Privacy Policy.

How to use:

Placing your Classified Ads

1. Make sure your ads are non-discriminatory.

Real Estate Ads and Fair Housing:

Fair housing law prohibits discriminatory advertising for residential or commercial apartments, home sales or lease, credit options, or loan products.

Violations of the law typically occur through the use of certain words or phrases in the ad. The law prohibits the making, printing, and publishing of ads that directly or indirectly state a preference or limitation on the basis of race, color, creed, gender (including gender identity and sexual harassment), age, national origin, alienage or citizenship status, sexual orientation, disability, marital status, partnership status, lawful occupation, family status, or lawful source of income.

To avoid violations, limit advertising descriptions to features of the property.

Likely to be discriminatory:

– White family home
– No Irish
– Christian home
– No programs
– No Section 8
– No wheelchairs
– No small children
– Couple preferred
– Heavily Jewish area
– Adult or mature couple

Not likely to be discriminatory:

– Female roommate wanted
– No smoking
– Walk to bus stop
– Income and credit check
– No elevator

2. Keep things simple, use key words, be accurate, and be honest.

The goal of our system is to communicate your message clearly and in a simple way, attractive enough to invite a response from your targeted audience, and to start conversation.

We truly believe that sometimes less is more.

Let’s take a look at this example:

Category

First thing to choose is the ‘Category’ your classified ad will be listed under.

Example: ‘for Rent in Manhattan’ (a subcategory of ‘Apartments for Rent’)

It’s pretty self explanatory.

Ad Title

We recommend you post a combination of your apartment ‘Size’ and its ‘Street Address’ here.

Example: ‘1BR at 62 West 87th Street’

You can be sure that this will stand out nicely in the search results, and is specific enough not to be confused with another listing.

Should you prefer not to disclose the exact street address, we advise you to post a more general location, like a neighborhood. You could also use cross streets, and/or street grouping. Here are some examples:

‘1BR on the Upper West Side’
‘1BR on the West Side in the 80-ties’
‘1BR in the 80-ties off Columbus Avenue’

If you like, you can add some descriptive adjectives, like ‘Spacious’ or ‘Luxurious’, etc. but we think they will be better served (if at all, providing you decide they are descriptive enough) in the ‘Listing Details’ section of your classified ad. After all, in the ‘Ad Title’ you are limited to 50 characters, so use them wisely.

Price

Use numbers only. Currency sign will be added by the system, and currently we only offer US Dollars. Should you charge in different currency, state it in the ‘Listing Details’ section of your classified ad.

Example: ‘$3,295’ (Insert: ‘3295’)

Contact Information

Your name goes here. You can also use your business/company name, if you prefer or are required to. Your name will be tied to your email address you will also type in the ‘Place Ad’ form. We will not disclose your email address to the public.

When clicking on your name, person responding to your ad will be asked to use our secure contact form. Inquiry from the form will be then forwarded to your email address. Second reason for making sure you insert your email address correctly is that the special key needed to edit your ad later on will also be sent to this address.

Finally, provide your audience with you contact phone number. We deeply believe that ideally you would like someone to call you.

Example: ‘Eberhart Brothers Inc.’ (‘Name of Person to Contact’; ‘Email Address’ hidden in background)
Phone: ‘(212) 570-2400’ (good format to use to be recognized by Skype)

Listing Details

500 characters to express yourself. 500 characters to catch someone’s attention. 500 characters to start your conversation.

Again, we believe that your ad can be very effective when you keep things simple, use good key words (including appropriate descriptive adjectives), are accurate, and honest. Your targeted audience will appreciate that.

Example: ‘Available January 4. This beautiful, large one bedroom apartment features a sunny terrace, wood-burning fireplace, hardwood floors, exposed brick, and high ceilings. It is located on the 2nd floor of a charming brownstone, just steps from Central Park. This apartment is currently occupied and can be shown by appointment only. Please call the leasing office one day in advance to arrange a viewing.’

Bedrooms, Bathrooms

These two fields have a special place on our listing page, and they also show up on our search form.

Example: ‘1 BR’ ‘1 BA’

Location (neighborhood)

This field is linked to the ‘Category’ you choose in step one.

Example: ‘Upper West Side’

Specific Location (street address, cross street, etc.)

Here we advise that you type the exact full address of advertised property:

Example: ‘62 West 87th Street, New York, NY 10024’

You can also use cross streets here, etc. or skip this field entirely (not recommended).

Listed By

We require that you identify yourself as either the ‘Owner’ (this would include property manager or other principal directly linked to the property in question) or ‘Broker’ (including licensed salesperson).

Example: ‘Owner’

Listing Picture

After you enter all your listing information, you will have a chance to add one picture or floor plan. Pick a good one.

Example:

Browsing and Searching our Classified Ads

To browse through the ads posted in our system, use ‘Brows Ads’ button located at the top of the page. Browsing can be narrowed down to one specific ‘Category’.

To search for ads meeting your search criteria, use ‘Search Ads’ button. Use keywords – words or phrases – to narrow your search.
